“I’m the community manager at Washington Heights Senior Residence. When I took over the property a year ago, they had the FireAvert systems. I had not heard of them before. When they started working, I found them to be a godsend.”
“One of my residents had something on the stove, grease, and she went to bed. A fire started, she came out, and even before the sprinklers came on, the FireAvert had shut down the stove and the fire had stopped. After evaluating the damage, there was only cleaning damage to that oven range. There was actually no fire damage, no electrical damage. The stove was still in working condition. A little bit of smoke damage on the ceiling. We have to replace the vent hood.”

“In another property I work at we installed these little cans that had a magnet on them, and they went up under the built-in microwaves. If a stove caught on fire, they were supposed to release a powder to put the fire out. You have to buy a new one because it basically explodes, and releases the powder from the heat. It’s an ongoing cost you have to keep up with. Too big of a cooking pot can actually cause them to go off; we ran into that problem as well.”
“I think the FireAvert, long-term, is better because it’s a more permanent fix to the apartment. It’s behind the stove; it’s hidden and it shuts the breakers down, which the cans do not. The cans just release for the fire that’s there on top of the stove. It wouldn’t help if it’s something internal in the stove and it’s not going to trip that breaker.”
“The cans are magnets under the microwave so they’re easily set off by cooking. As well as they’re easy to take off the microwave, or the range hoods by residents moving out or their children. Then you’ve got that replacement cost, which they’re not very cheap to replace. It usually takes two per unit for the safety feature.”

“As the Real Estate National Practice Leader for AssuredPartners, I have seen first-hand how our habitational clients struggle with weather-related losses as well as what is commonly referred to in the insurance industry as the three “C”s – cooking, candles and cigarettes – losses caused by tenants.
Kitchen fires continue to plague apartment owners. Kitchen fire losses ultimately drive up insurance premiums. In an effort to control tenant-caused losses, many of our clients have gone smoke-free (cigarettes), discouraged the use of candles and have installed FireAverts in each unit. Our clients that have installed FireAverts have seen remarkable results. Our tracking over six years shows apartment owners with FireAverts have suffered zero kitchen fires. This has reduced loss (claims) experience anywhere from $200K to $1M per year by eliminated kitchen fires. When our clients have installed FireAverts, insurance carrier underwriters will discount all prior kitchen fires in their underwriting resulting in more favorable premiums. There is a cost to install FireAverts but most owners will have a certain amount of capital expenditures each year to maintain safe and attractive properties.
